Title: Jr. Leasing Agent

General Purpose of Job/Summary:
The successful candidate will assist in leasing space to all types of retailers. Responsibilities include sourcing new deals, lease negotiations, creating successful business relationships, creating merchandising plans, using financial analysis to evaluate deals, maintaining market information, analyzing, and providing feedback on new development and acquisition opportunities. The individual in this position must be detail-oriented, organized, able to work with people inside and outside the company at all levels, diligent regarding confidential matters and able to work independently.
Essential Duties and Responsibilities:
- Support the Leasing group.
- Learn the entire Urban Edge portfolio.
- Gain a general understanding of the markets that the properties within the portfolio are in and get a “feel” for the direction each asset is headed.
- Market Familiarization
- Take City Tours where our properties are located, get to know the landmarks and the retail landscape.
- Read all the trade magazines and online publications relative to these regions; also, some of the real estate and retail specific periodicals/websites.
- Product Research / Special Projects
- Conduct a competition study.
- Conduct a merchandising mix study.
- Learn and understand how to use the Tenant Renewal Dashboard.
- Spend time with some of the tenured dealmakers at the company.
- Get to know the brokerage and retail community.
- Create and maintain an active database of contacts.
- Spend time with various leasing agents while also getting to the decision maker.
- Actively negotiate a renewal, including a full review of existing deal terms, checking for operational/property management issues.
- Source, procure, negotiate, and finalize a new Lease and understand the complexities of the various deal terms.
- Understand the metrics by which we seek negotiate all our deals.
- Learn the day to day role associated with assuming sole responsibility for the leasing of a shopping center.

- Excellent communication and interpersonal skills; comfortable interfacing with people from different levels and functions in the organization
- Team player who is able to operative effectively and work collaboratively in a fast paced, changing environment
- Strong organization skills and the ability to work on multiple, concurrent projects, anticipating and meeting project deadlines
- Willingness to assume increasing responsibilities; highly self-motivated with a focus on improving existing processes
- Exhibits supreme organizational skills, attentive to detail and ability to effectively multi-task projects with deadlines
- Ability to travel within the United States and Puerto Rico
Preferred
- Strong technical PC skills – Excel and Word
Education/Experience:
Required
- Bachelor’s Degree or equivalent from four-year college
- 1-3 years of relevant experience
