Job Title: Asset Manager
Reports To: Vice President/Portfolio Manager
FLSA Status: Non-Exempt
Summary: Responsible for servicing a portfolio of FHA multifamily loans. Functions include the preparation and review of loan closings, asset management issues and servicing forms, construction loan administration, work closely with internal employees, borrowers, and third-party consultants by performing the following duties.
Duties and Responsibilities include the following. Other duties may be assigned.
- Service a portfolio of FHA permanent and constructions loans
- Train to become a HUD approved construction loan administrator
- Input new loan information and ongoing daily loan activity into the servicing software database (FICS)
- Generate monthly billing statements and process customer payments
- Process and track replacement reserve requests and residual receipts
- Monitor and track property tax due in database and review third party activity reports
- Monitor and track property insurance information and third-party activity reports
- Process monthly MIP payments
- Scan, track and monitor all required loan documents
- Update monthly accounting schedules and reconciliation as assigned
- Process construction draws, change orders, PTO requests, etc. – borrower’s main point of contact post-closing
- Prepare and coordinate construction draw funding by warehouse lender
- Prepare and coordinate GNMA certification and delivery of construction draws
- Help with special projects within department when necessary

Language Ability:
Ability to read, analyze, and interpret general business periodicals, professional journals, or technical procedures. Ability to write reports, business correspondence, and procedure manuals. Ability to effectively present information and respond to questions from coworkers and customers.

Ability to work with basic mathematical concepts. Apply basic calculation such as fractions and percentages to practical situations.
Reasoning Ability:
Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form. Ability to deal with problems involving several concrete variables in standardized situations.
Computer Skills:
To perform this job successfully, an individual must have mid-level working knowledge of Microsoft Excel, Microsoft Word, Microsoft Outlook, Adobe, and Sage or similar accounting software.
Education/Experience:
- Associate's degree (A. A. / A. S.) or equivalent from two-year college or technical school; or equivalent combination of education and experience.
- 2-5 years of FHA loan servicing/asset management experience
