EQUITYMULTIPLE has an immediate opening for a highly motivated and entrepreneurial Real Estate Associate. You will join a passionate and experienced investments team whose goal is to make real estate investing more accessible, transparent, and secure. The Real Estate Associate will help lead the underwriting, vetting, diligence, and assessment of investment opportunities across all major commercial asset types offered through the EquityMultiple platform. The position also affords direct participation in the deal structuring process, as well as the opportunity to work cross-functionally with other divisions on initiatives crucial to the success of the company.
This position is located in Manhattan, however, due to the impacts of COVID-19 EquityMultiple is operating remotely. There has and will continue to be opportunities for in-person interaction and collaboration with colleagues via work summits and company culture events which you can attend wholly at your option and not obligation. Currently, there is a plan to return to in-person office operations in CY2021. Until that time, extensive use of the Google Workspace suite of collaboration and video conferencing tools are employed to maximize support and coordination within and amongst teams with regular All-Hands meetings as well.
You will have the opportunity to:

- Evaluate, execute and manage real estate investments across product types, geographies and capital stack to maximize risk-adjusted returns
- Perform detailed underwriting and assessment of investment opportunities, including market, asset and operating partner due diligence
- Prepare financial models and pro forma analysis via Excel and ARGUS with ability to model multiple financing structures and equity waterfalls
- Research property markets, including competitive property sales and leasing data
- Create detailed offering memoranda for each investment opportunity on the EquityMultiple platform and aide in the preparation of other investment materials
- Aide in the implementation and refining of EquityMultiple’s investment strategy, framework and process of evaluation for real estate investments
- Support asset management and reporting efforts
- Think critically and analyze information to provide meaningful insight and input into deals
- Build and enhance trusted, permanent relationships while interfacing with operating partners, investors, lenders, and brokers
- Work cross functionally with Real Estate, Marketing & Communications, Investor Relations, and Product teams

We are looking for someone with:

- 3+ years of real estate transaction experience and a passion for the industry
- Bachelor’s degree (preferably in finance, economics, accounting, engineering or other analytical/quantitative fields) from an accredited institution with strong academic performance and achievement
- Excellent command of Excel and best practices of financial modeling, pro forma creation, real estate valuation, equity waterfalls, sensitivity and income and expense analysis
- ARGUS experience (preferred, but not required)
- Strong writing skills; ability to simplify complex ideas into succinct messages
- Excellent organization and project management skills with strong attention to detail and ability to multi-task, prioritize, and track many projects at same time.
- Ability to clearly articulate the EquityMultiple platform, value proposition to investors and sponsors, investment strategy, and investment product types
- Exceptional work ethic and attention to detail
- Strong analytical, quantitative, and critical thinking skills
- Self-starter who can thrive in a fast-paced, collaborative environment
- Team player, humble attitude with a strong willingness/desire to learn
