We are a self storage development and management company (under our Self Storage Plus brand) rapidly growing in the Washington, DC and Baltimore markets. We are looking for a candidate to join our team as a Development Manager. This individual is a member of the management team and reports directly to the Vice President of Development and Construction.

The ideal candidate must be a highly motivated self-starter who is intellectually curious, enjoys working in a fast-paced environment and adapts easily to rapid change.  The Development Manager is responsible for management of the feasibility period, entitlement process, design teams/consultants, and coordination with Acquisitions and Finance departments on the development and maintenance of project proformas.

Essential Duties and Responsibilities
 
Job Responsibilities:
 
  • Establish feasibility study schedule and scope and release consultants to perform work.
  • Collect and analyze feasibility study reports. Interpret data and present conclusions and recommended next steps.
  • Develop project proforma in conjunction with Acquisitions, Construction, and Finance teams.
  • Coordinate with Acquisitions and Finance teams on land and loan closings.
  • Collect proposals from design team members and consultants. Scope and negotiate bids and award contracts.
  • Create and manage project schedules from feasibility through issuance of permits/start of construction.
  • Manage soft cost budget.
  • Coordinate with jurisdictions, entities, designers, and consultants to manage the entitlements process.
    • Fully understand and map out every step of the process.
    • Create a schedule for permit issuance with input from designers, consultants, and jurisdictions. Manage the project schedule to have permits in hand on or before the schedule date.
    • Complete permit applications are arrange for appropriate signatures.
    • Coordinate with Finance Department to arrange for entitlement fees to be paid. Have a schedule of fees for each project developed with timing needs for each.  
    • Identify and build strong relationships with key individuals.
  • Organize weekly meetings with designers and consultants to discuss project schedules and critical tasks.
  • Attend meetings as a representative of ARCLAND with contractors, consultants, and/or representatives from jurisdictions.
  • Guide building design to maximize rentable area and maintain company standards.
  • Coordinate with Construction team on timing of permits and when the project needs to be bid. Communicate critical items that need to be included in bids.
  • Coordinate with Acquisitions team and Finance team to close on land and existing facility purchases.
  • Coordinate with Acquisitions team and Finance team to obtain financing for projects.
  • Ownership over bond issuance and release.
  • Weekly reporting for internal management team.
  • Monthly reporting for investors.
  • Develop and maintain a database to organize information regarding the development process in each of the jurisdictions that we work in that can be referenced on all future deals.
  • Obtain all permits and execute a clean hand off of the project to the Construction team.
