Summary:

Avistone, a Denver, Colorado based commercial real estate investment firm, is seeking a Director of Asset Management who will assume hands-on responsibility for overseeing a 3.5MM square foot national industrial property portfolio.  The successful candidate will be a team leader and have superior analytical, budgeting, written communication and lease negotiating skills.  This position will play an integral role in investment performance, forecasting and reporting to equity partners. 

Essential Functions and Responsibilities:

  • Provide strategic direction for a growing portfolio of commercial properties located in various markets throughout the U.S.
  • Prepare, present, and execute comprehensive annual business plans for each asset with the goal of maximizing value and cash flow for investors/equity partners.
  • Provide detailed portfolio performance reporting.
  • Oversee national property management team.
  • Work in partnership with acquisition team on underwriting and due diligence for new investment opportunities; ensure a smooth and successful transition of new assets into the portfolio.
  • Become the local expert in each market with a focus on knowing competitive assets, the development pipeline, and other economic drivers that could impact asset performance.
  • Provide direction to in-house and third-party property managers and leasing agents regarding the development of and successful execution on operating budgets, capital investment plans, leasing/marketing plans, cost control strategies, risk management strategies, and other significant operational items with the goal of increasing/maximizing value and cash flow.
  • Negotiate lease terms and lease contracts with existing and new tenants.
  • Prepare quarterly asset management reports on each asset to investors/equity partners.
  • Perform property inspections to monitor performance and compliance with approved business plans and policies as well as identify opportunities for improvement and value creation and any issues that may require additional action.
  • Analyze tax assessments; direct and monitor tax appeal process using third-party service provider.
  • Develop positive working relationships both internally and externally (co-workers, clients, third-party property managers, consultants, and other service providers); be an active participant in local industry organizations.

Knowledge and Skills:

The Director of Asset Management will be a sophisticated investment professional with a thorough understanding of institutional real estate. S/he must be a high performing professional with significant commercial property experience and a demonstrated track record of value creation.

  • Minimum of 10 years of commercial real estate experience in the United States.  Preferred candidate will have overseen a portfolio of diverse commercial property assets consisting of both stabilized and value-add assets.
  • Bachelor’s degree required; MBA or advanced degree preferred.
  • Comprehensive spreadsheet (Excel) skills required; knowledge of ARGUS and MRI is a plus.
  • Thorough understanding of financial statements and reporting.
  • Solid understanding of property valuation techniques and practices.
  • Ability to effectively negotiate contracts and leases.
  • Ability to effectively and professionally communicate complex issues both verbally and in writing to senior management.
  • Ability to communicate with high net-worth and institutional investors in a courteous and professional manner.
  • Ability to work in a fast-paced office environment to meet deadlines and handle multiple projects simultaneously.
  • Impeccable integrity, trustworthiness, and reputation within the real estate industry.
  • Available to travel as necessary, estimated to be 25%.
