Job Summary:

The Director/ED of Acquisitions is responsible for all aspects of the acquisition cycle from sourcing investment opportunities to closing the transactions. He/she must be a results-driven leader who will execute against the established real estate strategy, with due diligence, including strategic market analysis. The Director must also be adept at all financial aspects of acquisition transactions.

Major Responsibilities:

  • Source new real estate opportunities both ground-up development and value-add repositioning, master plans, multifamily and office assets;
  • Analyze/underwrite vertical ground-up development projects in residential multifamily and commercial office; experience in for-sale residential town homes, condominiums and/or horizontal land development is a plus;
  • Prepare, analyze and explain historical and projected financial information;
  • Analyze and understand real estate markets and trends, and present findings to senior management;
  • Assist soliciting investment opportunities for ground-up development from market participants and communicate the company's investment objectives and parameters;
  • Assist in sourcing and evaluating new investment opportunities to see if they align with the company investment criteria;
  • Tour, assess and evaluate comparable projects compared to investments;
  • Communicate and negotiate with partners, brokers and sellers of property;
  • Develop and originate optimal capital structure for investments;
  • Prepare the acquisition transaction memorandum and presentations, and present to senior management for approval;
  • Manage the closing process for new acquisitions or dispositions, including negotiating purchase and sale agreements, structuring joint venture agreements (when necessary), securing, negotiating, and placing debt, completing all necessary due diligence, and coordinating a closing team that includes and is not limited to attorneys, architects, engineers, and other third-party service providers;
  • Coordinate and work with the development team on project development;
  • Build relationships across the real estate industry including real estate brokers, owners, developers, banks and other intermediaries;
  • Reforecasting existing projects quarterly updating rents, expenses, interest, costs and schedule
  • Quarterly Market Reports for each Region assigned focusing on the various Asset Types
  • Other duties may be assigned.

Qualifications:

  • Bachelor’s degree in Finance and/or Real Estate; Master’s degree preferred;
  • Minimum 10 years of experience in multifamily and/or office underwriting and acquisitions;
  • Bilingual Mandarin preferred
  • Demonstrated track record of sourcing off-market transactions;
  • Strong understanding of real estate markets for different access type;
  • Extreme Resourcefulness to find solutions or data
  • Owner mentality “think like an Owner”
  • Ambition and drive that can be or is channeled
  • Strong existing network among target market owners and brokers;
  • Strong working knowledge of real estate investment and real estate principles;
  • Advanced Microsoft applications experience (Excel, Argus, Word, PowerPoint);
  • Excellent problem-solving skills and results oriented attitude;
  • Ability to work and thrive being a team player muting ego;
  • Outstanding time-management skills and ability to multi-task.
