Key Responsibilities

Based in Tampa and reporting to the Chief Executive Officer and the Senior Vice President of Development and Construction Operations, The Vice President, Development (VPD) is responsible for the operational oversight, P&L, and full-cycle management of the development function within the Florida markets for our client’s organization. The successful hire will lead the regional development team to source, underwrite, acquire, entitle, and oversee the design and preconstruction of new projects through the delivery of the buildings to property management. In addition, this project will provide leadership to the overall regional execution team alongside the head of property management and construction to ensure and be our client’s brand and cultural ambassador and help keep the regional teams morale and performance high.


The Vice President, Development (VPD) is responsible for the creation of pipeline and the execution of Our Client’s development projects. This instrumental leader works with the overall team to deliver projects on time, on budget, leased, and at quality.

The VPD uses keen knowledge of the market(s), management, problem solving, critical thinking, and analytical skills to manage a team and a range of specific projects to grow the portfolio


Essential Position Functions

This individual will:

  • Manage a team of professionals who are responsible for planning, underwriting and implementing development opportunities
  • Work with the company’s legal team, to negotiate development and partnership agreements on potential development opportunities
  • Oversee the creation of feasibility studies, concept plans, project capital budgets, schedules and financial proformas
  • Oversee development teams to ensure all projects are delivered on time and on budget
  • Collaborate with the Head of Design & Construction to help conceptualize the vision and ensure successful completion of each development
  • Establish relationships with public officials and governmental agencies, obtain entitlements and permits, public hearing representation for all three markets
  • Encourage and support customer centricity within the team so that it is recognized as an industry leader for its capacity to provide best-in-class operations

In addition, the individual:

  • Manages and oversees development teams of consultants and contractors.
  • Establishes annual development goals for pipeline and execution of projects for their market(s) and creates development opportunities at or beyond goals.
  • Brings and develops market knowledge expertise of the strengths, weaknesses, and opportunities for development within their market(s) and understands the market comps.
  • Plans, organizes, and conducts regular project meetings in concert with the contractor and design team until construction commencement.
  • Manages business development, predevelopment, and development endeavors with the support of the firm.
  • Operates within the policies and procedures of the development department.
  • Solicits and analyzes pre-development proposals/contracts and budgets.
  • Collaborates with other departments to ensure implementation of development vision on project details, ranging from pre-development to lease-up of the project.
  • Ensures finance packages, market studies, proposals, and RFP’s/RFQ’s are accurate and timely by working with Development Associates and other team members.
  • Once a project is approved by investment committee, ensures that it stays at or above approved financial returns with responsibility through construction turnover.
  • Ensures approved projects stay on track for budgeted start date.
  • Works with Development Associates and other staff members to ensure that all dashboards, reports, budgets, and proformas are accurate and timely.
  • Analyzes, identifies, and obtains control of key development sites in the market(s), sites, and development opportunities.
  • Establishes and maintains key relationships with market professionals, municipalities, and key relationships.
  • Represents and promotes the firm’s brand in public forums, industry events, and blogs.
  • Presents projects and/or capital requests to investment committee for approval.

Professional Experience/Qualifications

The successful candidate will be a seasoned real estate development executive with demonstrated experience identifying and executing large-scale urban infill multifamily development opportunities. He/she will also have a proven track record leading teams, overseeing operations, and driving growth through development and repositioning of assets.

The candidate should be capable of both analytical, deep thinking coupled with open-minded and innovative approaches. He/she should also possess strong negotiating and presentation skills. The ability to create relationships internally and externally will be an important asset.

  • A bachelor’s degree or equivalent, ideally specializing in Business, Real Estate, Architecture, Landscape Architecture, or Urban Planning
  • Advanced degree is preferred in law, urban planning, or business
  • Minimum of ten (10) to (15) fifteen years + of experience in real estate development, investment, planning, or construction
  • Experience with graphics and technology
  • Experience with managing and negotiating deals / contracts
  • Must be able and willing to travel at least 50% of the time

In addition, this individual:

  • Be technically proficient (Intermediate to advanced) with various operating systems, software products (e.g. MS Office, etc.)

  • Can work under deadline pressure and extra hours if needed

Certificates, Licenses, Registrations

  • LEED AP, real estate broker, and/or design accreditations such as AIA, RLA, RID, PE.
  • Valid driver’s license.
