CONSTRUCTION MANAGER 

Rising Realty Partners is seeking an experienced construction management professional to join our growing team in downtown Los Angeles. The position will be primarily focused on a large re-development project in DTLA.  Rising Realty Partners currently owns and manages over 2.8 million square feet of office assets throughout the Greater Los Angeles area.  From low rise suburban corporate structures to gorgeous historical assets downtown, our record of success in value-add investments is spurring growth.  This position offers a great opportunity to work in a non-corporate environment, while also offering growth potential.

 

Our Ideal Candidate:

  • Passion for Design and Real Estate Development
  • 7+ years of experience in construction and/or project management
  • Ability to effectively manage a full team of consultants and contractors from design through construction completion
  • Shows initiative, pro-activity, and ownership of projects where appropriate
  • Ability to Read & Understand Construction Drawings & Specifications
  • Awareness of a variety of concepts, best practices, and procedures of real estate development
  • Thorough knowledge of architecture, building materials, building codes and construction
  • Professional and savvy business sense and the ability to interact with multiple stakeholders and pro-actively anticipate their needs
  • Experience with Budget & Milestone/Schedule Development, Management and Tracking
  • Bidding General Contractor Services & Hard Bid Analysis, experience and managing the project team selection process and contract negotiation (including GMAX contracts)
  • Written/Oral communications – ability to speak and write clearly and concisely, get messages across that have the desired effect
  • Hard worker & Team Player - No task too small. Getting the job done and exceeding client expectations is the key to integrating successfully into our team
  • Interpersonal Savvy – relates well to others at all levels and uses diplomacy and tact
  • Self-Starter – able to start and complete projects independently
  • Technically Savvy: Proficient in MS Office
  • A college degree is required, preferably in architecture, engineering or construction management

 

Responsibilities

  • Oversee and review the development of architectural and engineering construction drawings and bid documents
  • Develop project budget and schedule and ensure that development and construction activities move according to contract schedule
  • Review contractor and vendor onsite activities to verify they are in contractual compliance with design specifications, schedules and workmanship standards; Observe and report on construction process and construction related issues;
  • Facilitates the Owner, Architect and Contractor (OAC) meetings and develops effective communications and mechanisms to ensure project coordination with the Owner, Design and Construction participants
  • Reviews, assesses, and negotiates change order requests with facility design team and contractor.
  • Maintains strict adherence to the budgetary guidelines, quality and safety standards.
  • Supports asset manager in preparing project status reviews to corporate on Contractor performance, summary of budget and change orders required for billing, major design changes and their effect on the financial objectives of the project.
  • Tracks all changes and identifies the elements of project design and construction.
  • Participates in monthly contractor pay application meetings with Contractor and lender
  • Provides support on the preparation of monthly lender draws, lien releases and payments to contractors, special inspectors and subcontractors.
  • Interacts with building official inspectors and contractors
  • Anticipate potential changes to budget or schedule and provide guidance on the review and analysis of changes when presented;
  • Draft, review, communicate and enforce contractual documents for design and construction professionals;
  • Coordinate and direct internal resources (Assistant Project Managers, etc.), as required
