We are a self storage development and management company (under our Self Storage Plus brand) rapidly growing in the Washington, DC and Baltimore markets. We are looking for a candidate to join our team as an in house construction expert. There will be opportunity to act as an in house general contractor as well as to manage third party general contractors. 

 

The ideal candidate must be a highly motivated self-starter who is intellectually curious, enjoys working in a fast-paced environment and adapts easily to rapid change. The Construction Manager is responsible for management of project schedule, cost, and success; establishing, executing and leading operational procedures; and establishing, growing, and maintaining relationships.    

 

The Construction Manager is a member of the management team and reports directly to the Vice President of Development and Construction.   

 

Essential Duties and Responsibilities 

 

Management: 

 

  • Create budgets utilizing historical cost information and subcontractor input 
  • Organize and execute bid process  
  • Submit and review bid with Arcland Development team.  
  • Value Engineering 
  • Negotiate and execute contracts 
  • Schedule and perform required preconstruction meetings with entities and jurisdictions as required 
  • Manage general conditions budget and order/coordinate items for field team as required 
  • Manage requisition process in conjunction with finance/accounting team.  
  • Manage RFI’s and submittals 
  • Ensure that material is ordered on time and arrives at the site to meet or exceed schedule 
  • Manage project change orders, always looking to solve issues with the smallest cost impact possible  
  • Assist project superintendent with inspections process and project delivery 
  • Project close-out documentation and punchlist management 
  • Capital improvement projects for Arcland and Self Storage Plus with values over $10,000 
  • Any other items required to successfully turn over construction projects 

 

Operations: 

 

  • Develop standard subcontract agreement  
  • Establish and implement company safety program 
  • Manage company insurance policies as well as subcontractor coverages 
  • Assist Development team as needed  
  • Development and maintenance of proforma 
  • Bonding and Bond Release 
  • Reporting 
  • Entitlements 

 

Relationships: 

 

  • Establish strong relationships with General Contractors, Subcontractors, and Consultants 
  • Seek out and forge new relationships with storage focused contractors and vendors 
  • Join industry related groups and attend events in order to network 
  • Seek out and build relationships with design firms that Arcland has used in the past as well as new ones 

 

Required Skills, Knowledge, and Characteristics:  

 

  • 3-5 years of construction management experience preferred 
  • Detail-oriented and highly organized 
  • Opportunistic, entrepreneurial spirit, “go-getter” 
  • Adaptable, ready to learn, and highly responsible  
  • Multi-tasking and prioritizing abilities, effective time management 
  • Effective telephone and in-person oral communication skills 
  • Strong written communication skills 
  • Works well independently and in a small office environment 
  • Problem solving skills  
  • The ability to lead and execute on initiatives and work well with others 
  • Bachelor's degree preferred
