Jamestown is recruiting for an Assistant Property Manager- Retail for Westside Provisions District in Atlanta (). Westside Provisions District is a distinctive, modern destination forming Midtown Atlanta's gateway to the Westside neighborhood. The development comprises sophisticated office space, condominium units, and boutique retail, showroom, and restaurant space. 

 

The typical scope of responsibility includes active involvement in tenant relations, property events, security, property administration, contract performance, property appearance, property inspection, community relations, and various reports to clients, tenants, and Jamestown departments.  

 

Education and Experience:

  •  A Bachelor’s degree in business, finance, or other relevant field of study; or a combination of education, training, and experience
    that provides the attributes necessary to successfully perform the job.   
  • Minimum of 2 years of retail property management experience preferred.
  • Must have experience in administration and management of resources.  
  • Experience with property management software preferred.
  • Proficiency in computer applications, including Microsoft Office, is required.

 

Essential Job Functions:

  • Promote and advance high tenant morale and tenant loyalty by delivering an outstanding tenant experience 
  • Review A/R daily, identify discrepancies, and make adjustments as needed
  • Assist accounting department with monthly financial reporting and monthly closings
  • Review leases/abstracts and prepare Rent Commencement letters
  • Review monthly rent up to ensure correct billing; communicate to tenants when annual increase approaches
  • Monitor, calculate and collect retail percentage rent
  • Review and understand CAM recovery charges generated by Lease Administrator; assist Lease Administrator with resolving discrepancies
  • Review monthly utility/operating bills and billback tenants accordingly
  • Prepare contractor agreements for approved projects
  • Review and approve operating expense invoices; compare to service agreements and budget (identify any discrepancies)
  • Manage MOA/HOA billing for condos on property
  • Assist with oversight of administrative, maintenance, and third party personnel
  • Respond to tenant needs, ensuring that administrative and maintenance teams resolve promptly
  • Coordinate tenant move-ins and move-outs
  • Assist with leading tenant kick off meetings
  • Act as manager on duty on alternating weekends and when property manager is out of the office
  • Contribute to the objectives of asset management by maximizing asset value and return on investment. 
  • Partner with marketing team on programs and events
  • Facilitate the work of development and construction teams
  • Develop, negotiate, and manage service agreements
  • Maintain the physical property in optimal condition
  • Oversee plans to drive traffic and tenant sales; maintain tenant sales audit program
  • Maintain safe work practices and keep the property and its population safe
  • Manage special projects as needed

 

Hours: Demands of the job may sometimes require overtime and deviations from normal working hours.
