Position Overview:

The CFO will work closely on a daily basis with the firm’s Finance/Accounting department as well as the Development and Property Management teams. The position provides exposure to a full spectrum of duties within a top tier real estate development firm. As such, the position demands a very dedicated person with excellent attention to detail, leadership skills, facility with numbers, good people skills and the ability to prioritize multi-task, work independently, and solve problems.

Among the region’s largest real estate investment companies, our client is a leading owner, manager and developer of Commercial Real Estate. Since the early 90’s, our client has focused on building and acquiring commercial properties, with a portfolio of over 2.5 million square feet of office, retail, hospitality and industrial properties in the seacoast area of New Hampshire and northern Massachusetts.

Responsibilities:

  • Together with the CEO and executive leadership team, develop the strategy to ensure that the organization has the financial resources needed to achieve its current and future goals, while mitigating financial and operational risk;
  • Develop and maintain effective working relationships with key financial partners including, investors, partners, government agencies, consultants, and vendors;
  • Develop and implement financial and tax strategy;
  • Assist in acquisition, disposition and financing process as necessary;
  • Prepare and track execution of annual business plans for each asset;
  • Maintain comprehensive portfolio analysis to track cash flows, capital projects and distributions;
  • Evaluate lease proposals and impacts to project performance;
  • Monitor property-level debt and manage lender relationships;
  • Oversee portfolio budgeting, accounting and cash management to ensure accurate reporting, interpretation and analysis of financial results in conjunction with forecasts and long-range plans;
  • Implement proper financial reporting to determine monthly, quarterly and annual financial targets;
  • Manage and support the preparation of the annual consolidated corporate audit and tax returns;
  • Establish and maintain controls to safeguard the Firm’s assets; document and recommend improvements to internal financial policies and procedures;
  • Oversee and approve the completion of timely financial statements and reports on transactions with appropriate metrics and/or other information requests from lenders and investors;
  • Manage and monitor the assets’ cash flow operational capital needs;
  • Supervise the Controller and accounting staff on day-to-day operations including, but not limited to, month/year-end close, accounts receivable & payable, financial reports, payroll, invoicing, cash receipts and disbursements;
  • Define the financial strategy, manage financial capital and communicate capital requirements/implications of assets to the CEO;
  • Conduct meaningful proactive analysis to improve key financial decisions focusing on management of working capital, use of financial vehicles, and others;
  • Ensure efficient capital expenditures and minimizes taxes;
  • Provide useful financial insights to CEO in helping to make better decisions about formulating and executing the Firm’s business strategy;
  • Drive the annual budget process and the monthly reporting for all the assets;
  • Proactively manage cash flows in a leveraged environment;
  • Effectively lead the finance/accounting team by developing and coach existing team and by hiring and retaining top-grade talent;
  • Develop and implement a financial risk management policy; and
  • Effectively manage existing loans and lender-related obligations.

Qualifications:

  • At least 10 years of demonstrated relevant finance and accounting experience;
  • Extensive knowledge of commercial real estate and real estate accounting;
  • BA or MBA in Finance or Accounting required, other additional relevant advanced degree and/or certification, such as a CFA or CPA, preferred;
  • Strong quantitative skills with a comprehensive real estate knowledge with a focus on office, industrial and development properties;
  • Strong experience with institutional reporting requirements including the preparation and not only review of these requirements;
  • Strategic cash management skills;
  • Strong communication skills;
  • True team player;
  • Self-motivated, self-starter;
  • The ability to meet reporting deadlines;
  • Strong lender relationships;
  • Strong computer skills including but not limited to excel, Yardi and Argus;
  • Significant, direct experience working with an executive team;
  • Strong analytical and problem-solving skills with high attention to detail; and
  • Sharp, confident multi-tasker who is flexible, proactive, and adapts quickly in a team-oriented work environment.
