This is a key position within Enchantment Group’s Development and Construction Management Team and will be based at The Cove Resort, Eleuthera, Bahamas. The current resorts, which are owned and operated by Enchantment Group, are one-of-kind, destination luxury resorts and destination spas, each offering unique, indigenous experiences. Enchantment Group is building its organization to be the industry leader in the luxury experiential travel market.

Job Description:

 

The Construction Manager for Enchantment Resort will direct and oversee all development project construction activities at the resort in conjunction with the existing construction and project management teams. The scope of work may include new construction, as well as renovation projects including predevelopment, civil, and vertical construction.  In addition, the position will be responsible for coordinating the installation of FF&E, OS&E, IT coordination, delivery and turnover of spaces, including punch list management, pay application review, and tracking and negotiating of change orders.

As the work will be completed in an operating resort, this position will require a great deal of sensitivity to our guests and operating team while liaising with the other Enchantment Group departments including Marketing, Accounting, IT, and Sales.  The ultimate goal is to align the interests of the project with the operational objectives in accordance with the stated Mission and Vision.

Essential Functions

  • The Senior Construction Manager will work in close partnership with the Development & Operations teams, as well as the project consultant team, to ensure that the Project(s) are completed on time, on budget and in accordance with the established company Mission and Vision statements.
  • Assist in the preparation of owner’s construction contract and execute its terms and conditions.     
  • Manage production and schedule of all design, engineering and construction service providers, including architects, architect’s design sub-consultants, owner’s consultants, general contractors and subcontractors.
  • Manage the preparation of the contracts with subcontractors, including subcontractor scope review to assess and define value engineering opportunities to achieve the owner’s budget objective.
  • Prepare and maintain appropriate project and cost control documents in a timely manner, including, but not limited to, trade buyout status, RFI log, shop drawing log, pending change order logs, change order logs, etc.
  • Interface with the construction administrator as necessary for preparation of Funding Request submitted to the owner. Review applications for accuracy and thoroughness.
  • Accurately prepare and ensure timely submission of required documents for necessary building permits and occupancy permits in accordance with owner’s schedule objectives.
  • Perform design review of architectural and engineering documents and provide timely feedback to appropriate team members.
  • Manage the construction process by conducting regular job site meetings with architect, design sub-consultants, owner’s consultants, general contractors, subcontractors and other project personnel in order to provide direction, set priorities for action and decision making, resolve challenges between the parties, and manage the team objectives consistent with the vision of the owner.
  • Work with the construction superintendent to monitor on-site safety regulations and procedures to ensure compliance with all regulatory agencies.
  • Prepare and maintain accurate and timely construction progress schedules, and coordinate directly with the construction superintendent to monitor job progress to on time delivery of the project.
  • Deliver the highest quality product within the financial objectives of the project.
  • Bid, negotiate, award, and prepare all general contractor and vendor contracts consistent with the authorization limits, in a timely manner, including preparation of necessary bid documents, scope clarifications, and bid analysis spreadsheets.
  • Review and manage the approval of all contractor change requests and change orders.
  • Review and manage the punch process and issue correction notices when needed.
  • Facilitate the timely close-out of project through completion of punch list, and coordinate receipt of all close-out documents, including, but not limited to, as-builts, operation manuals, certificates of occupancy, final application for payment, recognition of savings or loss, etc.
  • Coordinate and define, with construction superintendent, pre-construction logistics, site planning and use, and construction means and methods to complete the work.
  • Prepare weekly, monthly, and annual project reporting.

Competencies & Requirements

  • Proven leadership abilities
  • Minimum seven (7) years' experience as a construction project manager
  • Experience with luxury hospitality, residential, or mixed-use projects
  • In depth understanding of construction principles and procedures
  • Solid proficiency in construction software and technology skills including Microsoft Word, Excel, Office, & Project
  • Commitment to ensure that the work is performed in a safe and organized manner, complying with all established safety and quality control protocols
  • Ability to work accurately in a timely fashion while maintaining tight schedules and budgets
  • Must be able to read, understand and interpret construction documents, drawings, specifications, scopes of work and project schedules for constructability and conflicts

Education and Experience

Bachelor’s degree in Construction Management, Engineering, Architecture, Project Management or similar, with at least seven (7) years of onsite construction management experience building luxury hospitality, residential, or mixed use projects. Consistent history of completing projects on time and on budget.
