Position Responsibilities:

  • Familiarity with general aspects of each asset in the portfolio including structure, partners, size, value, etc. Understanding of the strategic plan for each asset including original Investment Brief strategy as well as the Annual Business Plan strategy.
  • Develop a strong working relationship with the property managers, brokers and others third party personnel involved in assigned projects.
  • Assist with acquisition efforts including property inspections, review of existing leases, operating expenses, capital expenditures and other due diligence materials. Assist in preparation of Purchase & Sale Exhibits.
  • Assist with disposition efforts including contracting with consultants, working on estoppels, preparing closing documents, review Offering memoranda and Argus models, and other projects as necessary.
  • Work with the Asset Manager (AM) during the budget/business plan cycle to review and complete the final budget and annual business plan for each asset within the portfolio.
  • Review Property Management Reports and bring any issues to the attention of AM. As appropriate, resolve issues with Accounting, Property Management or other parties.
  • Complete Lease Analysis as necessary and discuss details with AM. Emphasis on extracting accurate and complete information from a proposal, letter of intent or lease with respect to costs and options/concessions.
  • Perform credit analysis on prospective and existing tenants as required.
  • Review lease and various other proposals and provide a recommendation to AM taking into consideration the Investment Brief, Business Plan and any specific client requirements.
  • Work with AM on the valuation process including uploading quarterly information, reviewing draft appraisals, completing the Asset Management Information Template and reviewing responses from appraisers.
  • Create and/or modify existing Argus files. Complete understanding of modeling standards, impact of changes to models and ability to communicate effectively the results of the analysis. 
  • Utilize Bentall Kennedy network with local brokers to maintain a file/list of relevant leasing comparables, sales comparables and availabilities.
  • Review of Construction Draws, Funding Requests and related documentation. Work with internal team and property management teams on RPI initiatives such as environmental management, resource conservation, healthy buildings, LEED and Energy Star.
  • Special and ad hoc projects, as assigned

Education and Experience:

  • Bachelor degree in Finance, Real Estate, Economics or Accounting. A Master’s in Real Estate or MBA is a plus
  • One to three years of relevant commercial real estate experience preferred; however, the exceptional candidate with no or limited experience will be considered

Essential Qualifications:                                                         

  • Highly proficient in Excel and proficient in MS Word and MS PowerPoint. Knowledge of Argus and MRI a plus; however, Bentall Kennedy will provide formal training if necessary
  • Skilled critical thinking and analytical abilities to reasonably anticipate the needs of those whom the Analyst supports.
  • Strong understanding of IRR, NPV and other calculations required. Ability to perform discounted cash flow analysis and understand the drive and results required. Understanding of standard financial statement and components of credit analysis.
  • Outstanding time management skills to meet multiple deadlines.
  • Excellent oral and written communication skills and demonstrate the ability to write various types of reports and business correspondence. Ability to effectively present information and respond to questions.
  • LEED accreditation a plus and will be required during employment period.

The compensation plan for this individual will be commensurate with the skills required of the position and will be negotiated to attract exceptional candidates.  The total rewards package will be comprised of a competitive base salary, annual incentive plan, and health plan.
