Senior Leasing and Asset Manager for (Confidential)

This candidate will directly report to the principal/COO and adapt to our culture of offer a highly competitive service for outside commercial real estate investments. The principal/COO is looking for someone who can self-manage, is hands-on, process-orientated and fast paced to balance high functioning teams. The right candidate needs to be extremely proactive in communication, organization and be able to work smarter through automations and adjust quickly to our out-of-the-box thinking to navigate the complex system and provide lucrative long-term investment opportunities. RESPONSIBILITIES:

-Possess constant understanding of current market trends and rates
-Incorporate extensive leasing strategy and aggressively eliminate vacancies
-Maintain current knowledge to market vacancies and proactively manage vacancies; manage and finalize lease negotiations, terms and track leases ending
-Property/Tenant management; financial review, space utilization, business growth, satisfaction. Ensure compliance with loan terms.
-Annual budget review and approval; analyze reserves for TI and CapEx; request disbursement for TI, CapEx and other reserves
-Financial oversight; real estate tax appeal, analyze operating expenses
-Legal review of service contracts; determine competitive pricing
-Oversee vendor management and standards of practice; analyze contract review for risk management and insurance
-Knowledge of Federal and/or local grants for properties; energy efficient programs
-Annual insurance coverage and determine policy review
-Develop and manage capital improvement plan for properties
-Oversee and direct property management team, investment management team and leasing agents

THE IDEAL CANDIDATE:

BA or BS degree preferred
6 + years’ real estate experience
Leasing and Asset Management experience
Financial services background/ strong aptitude for numbers, budgets and financial reports (a big PLUS)
Proactive, strategic, highly-driven and enjoy new challenges

Salary: $100k-$120k
