The role of the Asset Manager bridges the property management function with the strategic execution of the financial position of each asset.  This position collaborates with many groups including accounting, finance, development and senior management, as well as, the property management team. 

Key Responsibilities:

  • Internal Asset Management Reporting: Maintain and update all required internal periodic reports, including capital plans, maps, and comp sets for each asset in the commercial and residential portfolios
  • External Reporting: Design/build, improve upon existing Investor Reporting templates. Prepare deliverables/packages summarizing highlights, requirements, market information, and other financial data. Coordinate across departments (accounting, operations, finance, legal, etc.)
  • Cash Flow Calculations / Review: Calculate IRR, NPV, equity multiples and partnership waterfall distributions. Prepare or review estimates for annual distributions of surplus cash
  • Market Research: Perform market research for multiple markets and sub markets by tracking deliveries and absorption, rental rate and expense trends, demographic trends, and news around operational and development projects. Develop methods of retaining and referencing this information in an organized way over time
  • Internal Quarterly Valuations: Assist in evaluating existing assets by preparing ARGUS and Excel based cash flow models, including multi-tiered partnership waterfalls
  • Ad hoc: Work on projects and requests as needed (i.e. lease or loan abstract creation, lease analysis, miscellaneous income sources/scenario evaluation, hold/sell analysis, dispositions, refinancing, ownership buyouts, etc.)
  • Review and approve annual operating budgets for each property
  • Identify and execute value enhancement/add opportunities
  • Thorough understanding of all factors affecting markets and sub markets and the impact on the portfolio including a strong understanding of demand generators and property revenue management
  • Perform property visits to proactively manage and facilitate strategy execution. During site visits also make certain that site level staff are effectively leasing and operating the properties, and that the properties are being physically maintained to a high standard
  • Identify risks to the portfolio and lead efforts to mitigate such risks
  • Develop and lead capital improvement projects that provide attractive returns on investment

Qualifications:

  • Bachelor’s degree in accounting/finance or related field; strong working knowledge of GAAP
  • Highly proficient in Microsoft Excel and focus on using technology to improve processes
  • Minimum of three years of experience similar to the responsibilities listed above
  • Strong project management skills
  • Excellent analytical, quantitative, written and verbal communication skills
  • Must have passion for optimizing technology to improve processes
  • Ability to thrive in a growing entrepreneurial company

  • Effective relationship building skills and ability to provide high touch internal customer service

  • Sound communication skills
  • MBA or CPA a plus, but not required
  • Yardi software experience preferred
