In urban real estate, we found that social good often loses out to profit. Realizing that resources were the missing element to impactful projects in the urban space, we created the Forterra Strong Communities Funds (FSCF), a social investment fund dedicated to keeping our region inclusive and welcoming to all. The Strong Communities Funds allow Forterra to have greater capacity to compete with other buyers in a fast paced real-estate market. The fund has already helped to secure properties for community spaces, affordable housing and small businesses in Tukwila and South Seattle that were under intense development pressure.

 

SUMMARY OF POSITION

In addition to traditional forest and farm conservation, Forterra’s Transactions Team manages the acquisition and development of FSCF properties and other transformational projects. We fundamentally believe that a community’s health outcomes can be improved through the right sort of real estate development. Our team pursues projects that make homeownership possible for communities at-risk of displacement from our cities and towns, that create welcoming, rich and diverse community spaces, and that bring partners and investors together to make positive change happen. Forterra is actively exploring the use of cross-laminated timber in construction and will expect members of the Construction & Development team to familiarize themselves with the product type and opportunities inherent in CLT construction.

 

The Sr. Construction & Development Manager will support Forterra’s capital project development pipeline, including ground-up and historic renovation projects, from conceptual design to construction completion. Project responsibilities include the management of project planning, design, permitting, leasing, and construction for at least two and up to four active development projects at a time. The Sr. Construction & Development Manager will also support other Transactions team members during financial feasibility, due diligence, investment underwriting and financing as needed.

 

ESSENTIAL DUTIES

  • Manage the design, engineering, and construction of Modular, Cross Laminated Timber mixed-use affordable housing developments in the Seattle region.   
  • Oversee the off-site fabrication of modular CLT residential units during construction.
  • Develop scopes of work and write RFPs for design and engineering consultants as needed, prepare materials required for obtaining permits and entitlements, and establish project management tools to drive work forward.
  • Develop project-level budgets and support underwriting and financing efforts associated with Forterra SCF projects.
  • Provide construction management oversight during construction, including regular attendance at OAC meetings and management of change order log.
  • Prepare investment memoranda and regular reports on project progress, including scope, schedule, and budget.
  • Provide general support for the Transactions team and special projects as needed.
  • Conduct certain due diligence (architectural, engineering, and environmental) for potential
    acquisitions as needed.

REQUIRED QUALIFICATIONS

  • Bachelor's degree required; master's degree in real estate, urban planning, business administration, or related field preferred.
  • Minimum five years of relevant project management experience in commercial or affordable housing real estate development, construction management, architecture, and/or engineering.
  • Strong familiarity with entitlements, permitting, and contract management.
  • Greater Seattle-area market experience preferred but not required.
  • Ability to work effectively and collaboratively in a team environment.
  • Excellent quantitative and analytical skills are essential.
  • Self-motivated and hardworking.
  • Ability to be flexible to shift between projects as new priorities emerge.
  • Able to thrive in a fast-paced environment and feel comfortable working through an iterative process.
  • Demonstrated communications and interpersonal skills, includes strong writing skills.
  • Comfortable interacting with high-level executives and investors. Able to deal with confidential information and issues using discretion and judgment.

TRAVEL, WORKING CONDITIONS, PHYSICAL ENVIRONMENT This position is subject to indoor environmental conditions typical to a professional office setting.   • Ability to exert up to 30 pounds of force occasionally and/or a negligible amount of force frequently to lift, carry, push, pull, or otherwise move objects.

  • Ability to frequently move about inside the office to access file cabinets, office equipment, etc.
  • Ability to constantly operate a computer and other office equipment such as calculators, copy machines, and printers.
  • Ability to communicate accurately and persuasively with co-workers, clients and members of the public about Forterra’s work.
