POSITION AND RESPONSIBILITIES
ElmTree Funds is seeking an Asset Manager who is a highly motivated, organized and self-directed individual with 5+ years experience in property management and/or asset management of commercial real estate. Specific duties will include the following responsibilities:
- Management of a national portfolio of commercial real estate working with local property management providers as well as tenants in self-managed properties.
- Review of monthly property management/financial reports to identify operational and financial issues and to address these items accordingly.
- Provide direction on property-related matters including CAM reconciliations, rent increases, real estate tax appeals, tenant defaults and capital improvement projects.
- Track and ensure all insurance certificates are up-to-date and compliant with lease and lender requirements
- Interact with architects, engineers, attorneys, contractors and consultants for implementation of capital improvement and Repair & Maintenance (R&M) projects.
- Preparation of annual budgets and assistance with quarterly and annual reports to investors.
- Understanding of tenant leases, operating agreements and service contracts for compliance.
- Travel to the properties meeting with local property management and tenants and to review property condition, operations and strategy to insure proper on-going maintenance and repair and to determine capital improvement and renovation timing and requirements.
- Knowledge of casualty and liability insurance policies and procedures.
- Provide support with acquisitions, dispositions and financings.
QUALIFICATIONS
- Bachelor's degree preferably in business, real estate, finance or accounting
- CCIM, CPM or other real estate designation a plus
- 5+ years experience in property management and/or asset management
- Self-starter with strengths in project management and multi-tasking skills
- Excellent verbal and written communication skills
- Top tier computer skills (Outlook, Word, Excel and PowerPoint)
- Experience with MRI Real Estate Management Software
- Very strong financial analysis abilities
- Some travel will be required
